For retail & commercial portfolios
Property compliance services for retail and commercial estates.
Coordinate property-safety assessments, inspections and planned HVAC, pump, drainage and water-infrastructure maintenance across shops, offices and managed commercial sites—with access and reporting organised around trading and portfolio governance.
The operational problem
Keep sites trading while the compliance programme keeps moving.
Portfolio delivery becomes difficult when opening hours, lease boundaries and records vary by location. We turn those differences into a defined site-by-site programme.
01Inspections and assessments must work around trading, deliveries and restricted access.
02Landlord, tenant and managing-party responsibilities are not always clear in supplied records.
03Sites hold different evidence, assets and next dates despite belonging to one portfolio.

The duties and guidance that shape the property programme.
The responsible organisation must identify which requirements apply to each premises. These official sources provide the starting point for scope, competence and evidence decisions.
Regulatory Reform (Fire Safety) Order 2005
In England and Wales, each Responsible Person must ensure a suitable and sufficient fire risk assessment and appropriate fire precautions; Responsible Persons sharing premises must cooperate and coordinate.

Employers and those conducting an undertaking must manage risks to employees and others who may be affected, including customers, contractors and visitors.
Review official guidanceOfficial sourceControl of Asbestos Regulations 2012
The duty to manage may apply to people responsible for maintenance or repair of commercial premises; information must also be obtained before intrusive work.
Review official guidanceOfficial sourceHSE: Using contractors
The client and contractor should define the work, assess risk, exchange relevant information and maintain effective cooperation and supervision.
Review official guidanceSources include jurisdiction-specific and Great Britain-wide requirements as labelled. Requirements differ across England, Wales, Scotland and Northern Ireland. Reviewed 26 September 2026. This is not exhaustive legal advice or confirmation of compliance.
What stays visible
Portfolio assurance grounded in each individual site.
- Status and next planned date by location and discipline
- Client-supplied landlord, tenant or maintainer position recorded
- Access and trading constraints visible before mobilisation
- Reports, findings and agreed next instructions linked to the correct site
Working in the real world
Build the rollout around real operating constraints.
We prioritise the first sites, agree access and appointment boundaries, then apply a consistent reporting route across the programme.
- Segment sites by evidence gaps, priority and operating pattern
- Agree scope, access windows, contacts and approval boundaries
- Coordinate visits and return structured evidence and open actions

We establish the instruction, agree access and reporting requirements, then coordinate only the specialist workstreams expressly included in the scope.

Set scope, access, responsibilities and service dates.

Questions
Clear boundaries. Practical answers.
Compliance Plus supports the management, delivery and evidence around property-safety duties. It does not transfer the legal responsibilities held by relevant dutyholders.
Can we start with one shop or commercial site?
Yes. One location can confirm the scope, access process and reporting output before work is expanded across the portfolio.
Can work take place outside trading hours?
Where the service, site arrangements and specialist availability allow, access can be planned around trading. Any additional access, isolation or out-of-hours requirement is agreed before booking.
Will you decide whether the landlord or tenant is responsible?
No. We record the position and documents supplied, then flag unclear boundaries for the appropriate client review. Legal or lease interpretation requires suitable professional advice.
Does every location need every service?
No. The scope depends on the building, equipment, systems, occupancy, existing evidence and applicable duties.
Complimentary scope and evidence review
Turn the immediate requirement into a defined first instruction.
Begin with one site, system, service or a small redacted schedule. We will identify obvious evidence gaps, time-critical items and matters requiring specialist review.
- A defined initial scope
- A concise priority summary
- A recommended procurement route
Desk-based review only—not a site inspection, risk assessment, certification, statutory report or legal opinion.
