EICR and periodic electrical inspection and testing
EICR and fixed electrical inspection with clear, classified findings.
Commission inspection and testing of fixed electrical installations with the agreed extent, operational limitations and isolation requirements defined in advance—and every observation retained in its proper classification.
Scope confirmed firstPremises, systems and required output agreed before instruction.
Appropriate competenceThe delivery route is matched to the agreed specialist scope.
Usable written evidenceReports and findings are returned against the correct site.
Discipline-specific methodThe approach and evidence are matched to eicr and periodic electrical inspection and testing.
Service overview
What does an EICR provide?
An Electrical Installation Condition Report records the condition of a fixed electrical installation at the time of inspection and testing. It documents the agreed extent and limitations, test results and classified observations so the dutyholder can identify danger, further-investigation requirements and maintenance priorities.
These summaries identify the principal framework in England, Wales or Great Britain as labelled. The exact duty depends on jurisdiction, premises, equipment, use and the party in control.
EAWR 1989
Electricity at Work Regulations 1989
Requires electrical systems to be constructed and maintained, so far as is reasonably practicable, to prevent danger and requires appropriate competence for work where technical knowledge or experience is necessary.
Sets periodic inspection, report distribution and remedial or further-investigation duties for specified private and social rented tenancies in England, subject to the applicable provisions and exemptions.
A defined instruction, matched to the premises and duty.
Before appointment, we confirm the required output, available evidence, access limitations and the areas, systems or assets included in the instruction.
Emergency-lighting inspections as a separate scope
06
Portfolio electrical scheduling and evidence control
Reporting output
A clear technical record for the dutyholder.
An EICR or the appropriate inspection and testing record for the agreed scope
Recorded extent, limitations, circuits and test results
Clear observations and classifications, including further-investigation items
A site or portfolio schedule with report dates and next-inspection information
How it works
From defined instruction to issued report.
01
Define the installation
Confirm premises, boards, circuits, records, access and operational restrictions.
02
Plan the testing
Agree sampling, isolation, shutdowns and competent-person requirements.
03
Inspect and test
Complete the agreed visual inspection and electrical tests with limitations recorded.
04
Issue the evidence
Provide the report, classifications, results and next-step priorities.
Built for the people managing the risk
Support shaped around the duty, premises and decision.
Choose the route closest to your role and property type. The technical scope stays specific to this service while access, communication and reporting reflect the operating environment.
An EICR is a condition report, not a generic guarantee or certificate that an installation will remain safe. It records the installation’s condition at the time of inspection and testing, including the extent, limitations, results and observation classifications.
Does every commercial property need an EICR every five years?
No. The Electricity at Work Regulations do not prescribe one universal EICR interval for all commercial premises. The interval should reflect the installation, environment, use, previous findings and competent-person recommendation.
What applies to rented homes in England?
Specified private and social rented tenancies fall within the statutory regime, subject to its commencement provisions and exemptions. Inspection and testing is generally required at intervals of no more than five years, or sooner where the previous report requires it, with prescribed report-distribution and follow-up duties.
Is portable-appliance testing included in an EICR?
No. An EICR concerns the fixed installation. Portable-appliance inspection and testing can be scoped separately according to equipment type, use and risk.
Will testing interrupt the power?
Some tests require isolation. The likely shutdowns, sensitive equipment and access arrangements are agreed before attendance so the operational impact is visible.
Define the premises, required output and timescale.
Tell us about the property, system or equipment involved and what has prompted the instruction. We will confirm the information required before issuing a proposal.
